Deep Cleaning

Joint Sand & Drying

After washing, pavers must dry completely — 24 to 48 hours. Joints that are low or washed out are refilled with polymeric sand before sealing. We never seal over damp pavers.

How often should brick pavers be sealed in Southwest Florida?

In Florida's climate, brick pavers should be re-sealed every 2 to 3 years. Salt air, UV intensity, heat cycling, and heavy summer rainfall break down sealer faster here than in northern climates. Driveways and pool decks with higher traffic and more water exposure may need sealing closer to every 18 to 24 months. The sign that sealer is wearing out: water no longer beads on the surface and pavers begin absorbing staining again.

Do you replace the joint sand when sealing brick pavers?

Can pavers be sealed if there is rain in the forecast?

No. Pavers must be completely dry before sealing — moisture under the sealer coat causes whitening, clouding, and premature failure. We require a dry forecast window of at least 24 to 48 hours for application and initial cure. We monitor the weather and will reschedule the sealing portion if rain is forecast. In Southwest Florida's summer storm season, we typically schedule sealing jobs for early morning to maximize dry time before afternoon storms.

Will sealing fix discolored or faded brick pavers?

Sealing enhances and stabilizes paver color — a wet-look sealer will visually deepen a faded paver significantly. However, sealing does not repair structural damage, severe efflorescence that has etched the surface, or staining that has fully penetrated the paver material. For pavers with significant color loss, we offer a color-enhancement cleaning before sealing that removes the surface layer of UV damage and reveals fresher color.
